THIS INDENTURE made this thirteenth day of November Eighteen Hundred and twenty four between John Ragsdale of the County of Hickman and State of Tennessee of the one part and Richard Lancaster of the County and State aforesaid of the other part.
  
WITNESSETH:
That for and in consideration of the sum of one hundred and eighty dollars to him in had paid by the said Richard Lancaster before the signing and delivering of these presents the receipt whereof he doth hereby acknowledge hath bargained, granted and sold and by these presents doth grant, bargained and sold unto said Richard Lancaster his heirs and assigns forever all that tract or parcel of land situated lying and being in the county and State aforesaid and on Dry Creek of Duck River and being the place where the said John Ragsdale now lives on.
  
Beginning at a beech marked J.R. on the east side of said creek above William Hughlett's Entry of twenty acres running with a natural boundry north thirty three degrees west one hundred poles to a hickory thence north ninety nine poles with said boundry to a poplar thence west sixty poles crossing said creek to a hickory at a natural boundry, thence south with said boundry ninety poles to a stake thence with said Bluff south thirty three degrees east one hundred poles to a small sugar tree thence east crossing said creek thirty two poles to the beginning, including a spring on the west side of said creek but has deeded two and a half acres of said land unto William Lancaster and Robert Totty before conveyance of this title.
  
Beginning on the beginning corner of the said tract running west to a stake thence up the creek for compliments which I deed and convey to him the said Richard Lancaster forty seven and one half acres of said tract be the same more or less. With the hereditiments and appurtenances.
  
TO HAVE AND TO HOLD the said tract or parcel of land with its appurtenances unto the said Richard Lancaster and his heirs and assigns forever and the said John Ragsdale for himself his heirs executors and administrators doth covenant and agree to and with the said Richard Lancaster his heirs and assigns to warrant and defend forever the said premises unto the said Richard Lancaster his heirs and assigns against himself his executors and administrators each and all other person or persons forever.
